Sydney’s Largest Build-to-Rent Development is Coming to Marrickville: The Timberyards Project

(RTL Co.) is making major waves by submitting a State Significant Development Application (SSDA) for the $1.5 billion Timberyards project in Marrickville. This isn’t just any development—it’s about to become Sydney’s largest build-to-rent project!
What’s the Big Deal?
The Timberyards is set to turn a 2.2-hectare former industrial site into a vibrant, neo-industrial neighbourhood in the heart of Sydney’s inner west. It’s all about tackling Sydney’s ongoing housing shortage and affordability crisis with a unique twist—a mixed-use precinct that will blend residential, commercial, and communal spaces.
The plans are big—seven buildings ranging from 8 to 13 storeys—and 1,188 rental apartments are on the cards, including:
- 484 build-to-rent units
- 589 co-living apartments
- 115 affordable housing apartments
But that’s not all! The development will also feature 2,400 square meters of commercial and retail space. And let’s not forget about the residents—there will be plenty of communal areas, not just for the people living there, but also open to the public.
A Nod to Heritage with a Green Twist
What makes the Timberyards project stand out is its balance of sustainability and cultural sensitivity. The design team—comprising heavyweights like Turner Studio, Tribe Studio, and Architecture AND—has worked hard to ensure this development is both modern and deeply connected to its roots. The existing warehouse structure will be preserved as the heart of the precinct, paying homage to the site’s industrial past.
RTL Co. is also embracing sustainability, with plans for green travel initiatives, including 726 bicycle spots and a car-share scheme for residents, all taking advantage of the development’s prime location next to Sydenham Station.
Who’s Behind It?
RTL Co., a spinoff of the student housing giant Scape, is the brains behind the project. Co-founders Craig Carracher and Stephen Gaitanos are leading the charge through their new venture, with an ambitious goal to develop 10,000 apartments by 2030. They’ve already secured funding from major backers like Dutch pension providers APG and Bouwinvest, ensuring the Timberyards project has the muscle to bring it to life.
What’s Next?
With the SSDA now lodged, the project is about to enter the public exhibition phase—and that’s where things get exciting! If the proposal gets the green light, construction is expected to kick off in early 2026. The Timberyards has the potential to not only transform Marrickville’s urban landscape but also set a new standard for build-to-rent developments across Australia.
